Terms and Conditions – Villa Dorica
Understand the Rules & Guidelines Before Using Our Services
1. Parties and Purpose of the Agreement
These terms apply between the landlord, Dorinel Lapadat, and the tenant, in connection with the rental of Villa Dorica, Kamenari, Montenegro.
The property is rented only as a temporary residence (summer residence) during the agreed period and may not be used for commercial purposes, events, weddings, or similar without written permission from the landlord.
2. Rental Period and Access
The tenant may use the property during the agreed period.
Check-in takes place at the agreed time, and check-out must be completed no later than 12:00 on the last day, with the possibility of late check-out for an additional fee.
The tenant only has access to the parts of the property specified in the agreement. The ground floor is not available unless otherwise agreed in writing.
3. Payment and Deposit
The total rent must be paid according to the agreement.
A down payment is made at the time of booking, and a deposit is paid in cash upon arrival and refunded after an approved final inspection.
Final payment is made in cash at check-in.
In case of non-payment or delays, the landlord may terminate the agreement.
4. Cancellation and Refund
Cancellation more than 60 days before arrival entitles a full refund minus an administration fee.
Cancellation 30–60 days before arrival entitles a 50% refund.
Cancellation less than 30 days before arrival, or no-show, entitles no refund.
5. Use of the Property
The property may only be used by the number of guests specified in the agreement, maximum 10 people.
The tenant is responsible for all activities, safety, and order in the house.
Unauthorized use, parties, over-occupancy, or vandalism may result in immediate termination without refund.
6. Safety and Liability
All doors, windows, and garage doors must be locked when the property is left unattended.
The pool is used at your own risk; children must always be supervised by an adult.
The tenant is responsible for all persons and pets during the stay.
The landlord is not responsible for private belongings, theft, accidents, natural events, or interruptions of electricity, water, WiFi, TV, AC, or other services beyond the landlord’s control.
7. House Rules
The tenant agrees to follow the house rules, which include:
Use of AC, mosquito nets, drying racks, and handling of outdoor furniture.
Smoking only outdoors, cigarette butts must be disposed of properly.
Pets must not be left alone for long periods.
Waste management according to local regulations and keeping garden, terraces, and pool areas clean.
Barbecuing and candle lighting must be done with caution.
8. Damages and Inspection
The tenant must immediately report any damages.
The landlord provides an inspection protocol at check-in and check-out.
Any damages, lost inventory, or extra cleaning may be deducted from the deposit.
9. Force Majeure
The landlord is not responsible for events beyond control, such as extreme weather, fire, flooding, pandemics, government decisions, or other unforeseen events. The tenant has no right to compensation other than a refund for unusable days.
10. Insurance
The tenant must have valid travel, accident, and liability insurance covering illness, accidents, damages, and cancellations.
The landlord is only responsible for the property’s building insurance, not for the tenant’s belongings or pets.
